AIA Best Residential Design - Cogent Studio
In the midst of the bustle of Chattanooga’s Southside, 1435 Market: City Homes is an urban infill project of new construction for two single-family, live-work townhouses on Market Street. The project is located directly across the street from the historic Chattanooga Choo Choo complex in an area of renewed revitalization efforts. Each residence sits on a 22-foot-wide by 55-foot-long site with pedestrian access along Market Street and parking access from the back alley of the site. Designed for a local developer, the homes needed to be flexible to maximize the ability to adapt each space to the future owner’s needs. The ground level houses flexible work or living space and a two-car garage. The second level provides the main living areas in an open plan that stretches from the front of the building to the rear. Three bedrooms and two bathrooms take up the third floor. Each unit has a rooftop terrace with views of Lookout Mountain and Chattanooga. A private elevator and a glass-enclosed staircase connect the floors and the roof terrace. Although the project’s design is clean and modern to break from the historic nature of the block, its scale respects the rhythm of the street. The exterior design elements that help mark this structure as “new” include expressing the masonry demising walls, engaging the street with a modified bay window that extends skyward to create a lookout on the roof terrace and creating a modern stoop by raising the main floor a step up from the sidewalk.
